Housing and leases
Ending a home, business, or other property lease
A qualifying property lease can be ended without an early-termination charge. Rent paid for time after the lease ends must be refunded. A valid termination also ends a dependent's shared duties under the lease.
Common paths include entering service, a permanent change of station, a deployment of at least 90 days, or qualifying stop-movement orders. Other paths may apply after death or catastrophic injury.
Send written notice and orders. Electronic delivery is allowed.

Protection from certain residential evictions
A landlord generally needs a court order before evicting a covered member or dependent from a qualifying home. A court may pause the case or adjust rent payments in some circumstances.
The member or dependent occupies, or plans to occupy, the home during service and the monthly rent is at or below the yearly limit. For 2026, that limit is $10,542.60 per month.
No advance notice is needed for the court-order rule. Ask the court if you need a pause or rent adjustment.

The refund estimate is not built for court matters or time-sensitive threats. If someone is trying to foreclose, evict, repossess, garnish wages, or sell property—or you have a court deadline—start with DOJ help for servicemembers.
Where this comes from
Federal protections stay separate from additional institution benefits.
We base federal summaries on current federal law and official agency guidance. Additional benefits offered by a bank are labeled separately and do not change the federal protections.
